Welcome to Cobbold & Co's Luxury homes

By placing a booking with us (the property owner) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set out below:

During your stay, you agree to abide by the terms and conditions as set out below. If you have any questions about booking with us, please contact us before making a booking.

To place a booking with us the lead guest must be at least 24 years of age. The maximum number of guests staying at one of our properties is not to exceed the number of beds illustrated in the property occupancy details on the website.

Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set out within.

All guests agree to respect the privacy, peace and quiet enjoyment of all the neighbours and the owners, at all times, and abide by the NSW STRA Code of conduct.

Cobbold and Co and the Owner reserves the right to terminate any booking and immediately remove any Guest from the Property for failure to comply with the Terms of their booking, in which case there would be no refund of any monies paid and an automatic charging of the Security Bond/Pre-Authorisation on the Guest’s stipulated credit card.

Cobbold and Co reserves the right to cancel any bookings suspected to be fraudulent. Guests who are noncompliant/unwilling to provide information and proper documentation for vetting, security, and safety purposes will be cancelled after 24 hours from the time of booking. The booking refund will be processed minus the credit card merchant fee, depending on the mode of payment used on online booking.

LIABILITY

No liability is accepted for any injury, debt, damage, loss, delay, expense or inconvenience caused directly or indirectly to any Guest or their personal belongings, baggage, vehicle and other Property whilst staying at the Property. Neither the Owner nor Cobbold and Co accepts any responsibility for any events beyond the Manager or Owner’s control.

The Guest acknowledges that the use of any of the Properties facilities (swimming pool, outdoor spa, tennis court or the like) which may result in injury, loss or damage to the Guest or their Property is the Guest’s responsibility and the Manager and Owner will not accept any liability arising there of.

It is recommended that Guests take out personal property insurance or adequate travel insurance should any unexpected situations arise before or during your travel period.

THINGS TO REMEMBER:

NO FULL PAYMENT, NO check-in!

NO PARTYING OF ANY KIND (INSIDE OR OUTSIDE OF PROPERTY). This is a residential neighbourhood that is quiet in the evenings. We respect our neighbours and we hope you respect them. Noise level must be minimal after 10:00 PM. There is a noise level city ordinance, we do not want any complaints. Violation of this will result in a termination of your reservation. We must respect Australian law the peace of the community. Thank you for your understanding.

NO SMOKING ANYTHING inside or on the patio of the property. This includes marijuana and tobacco. No vaping. If the house smells like smoke, your bond will be forfeited.

NO excessive guests. Without approval, additional guests not on the reservation, will be subject to a $500 fee per guest.

Violation of noise ordinance will result in immediate termination of reservation with NO REFUND of the bond fee and will require immediate departure from the home.

Should you engage the services of a third-party during your stay such as a caterer, beautician, massage therapist etc, it is your responsibility to ensure that they adhere to these Terms and Conditions and hold appropriate Public Liability Insurance. The owner, and the housekeepers will not take any responsibility or be liable for any issues arising where a third party has been involved.

All damages, breakages or losses to the property, furniture and furnishing are to be reported immediately. Should you discover a fault or breakage when you arrive, please advise us directly to avoid being charged for this damage. In the event of accidental damages or any breakages caused by guests during your stay, payment will be deducted from your bond, or your bond fee may be forfeited.

No bringing of food inside the bedrooms, or formal lounge areas of the house

If it is available, early check-in will be available but please reach out to us at least 48 hours in advance with this request.

If it is available, late check-out will be available but please reach out to us at least 48 hours in advance with this request.

Excessive cleaning if the place is left excessively dirty, cleaning will be charged at $65 an hour.

Excess garbage left behind will incur a removal fee of $350.

Please respect the costly materials in some of our houses. Benchtop surfaces like marble, or stone, can be easily marked and must be wiped down quickly.

We appreciate you don't wear stiletto heels on the timber floors where possible.

Check-in & Check-out

Guests must check in and check out by the times stated below;

- Check-in anytime After: 3:00 PM

- Check-out by: 10:00 AM on the day of departure

Pets & Service Dogs

We do not accept pets throughout the accommodation unless specified.

Our Right To Cancellation

We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.

Your Right To Cancellation

At Cobbold and Co, we strongly recommend securing travel insurance when booking your holiday home. Whilst we understand there can be extenuating circumstances, please note that we do not offer refunds for deposits or down payments on reservations. Our cancellation terms strictly require a 60-day notice before the start date, with the day of booking not counted as part of the notice period.
